1. Service to my Buyers while searching for their new home:

• Keep the buyer updated every week about new listings as they come on the market
• Assist the buyer in pre-approval with a lender.
• Return phone calls promptly the same day.
• Complete document package including a sample purchase contract and agency forms.
• Solicit management assistance immediately if a problem develops in any part of the transaction.

2. Service to Buyers during the negotiation of an offer:

•Thoroughly explain the various documents of sale.
• Provide a written comparable market analysis showing comparable properties currently on the market and recently sold to assist the buyer in determining price.
• Present all offers and counteroffers in person whenever practical.
• Secure signatures on counteroffers in person whenever practical.
• While an offer is being negotiated, call Buyers at least once a day to keep them informed, even if there is no resolution of the negotiation.
• Personally deliver all executed documents whenever possible.
• Provide appropriate originals and/or copies of all documents for managerial review as practical and in compliance with the law.

3. Service to Buyers during the transaction (escrow):

• In compliance with the purchase contract, follow up that the transaction has been properly opened with title, escrow, or an attorney. Ask whoever is handling the transaction to inform brokers of all activity on the file.
• Deliver documents to Buyer personally whenever practical. Review documents with Buyers, obtain signatures, and return as per the time limits in the purchase contract.
• Monitor transaction for timely completion of all contingencies including, but not limited to, deposits, inspections, and loan contingencies.
• Contact Sellers to arrange for inspection appointments for Buyers.
• Assist Buyers in obtaining estimates for inspection work, if necessary.
• Monitor status of Buyer’s loan and report to Buyer.
• Monitor progress of Buyer’s fire/flood insurance.
• Anticipate and assist in solving any special problems associated with the sale of the property.
• Coordinate any other transaction relating to the sale of this property.
• Coordinate closing logistics including final document signing appointments, closing meetings, and moving arrangements.
• Complete federal, state, and local disclosures where required.
