In compliance with the purchase
contract, follow up that the transaction has been properly opened with
title, escrow, or an attorney. Ask whoever is handling the transaction to
inform brokers of all activity on the file.
Deliver documents to Buyer personally whenever practical. Review
documents with Buyers, obtain signatures, and return as per the time limits
in the purchase contract.
Monitor transaction for timely completion of all contingencies
including, but not limited to, deposits, inspections, and loan
contingencies.
Contact Sellers to arrange for inspection appointments for Buyers.
Assist Buyers in obtaining estimates for inspection work, if necessary.
Monitor status of Buyers loan and report to Buyer.
Monitor progress of Buyers fire/flood insurance.
Anticipate and assist in solving any special problems associated with
the sale of the property.
Coordinate any other transaction relating to the sale of this property.
Coordinate closing logistics including final document signing
appointments, closing meetings, and moving arrangements.
Complete federal, state, and local disclosures where required.
