The sale of your home may be the largest financial move you will make this year. The list below will give you an idea of my commitment to selling your home. 

1. Service to the clients during the listing:

  • Treat clients and all their representatives with the utmost cooperation.
  • Return every client call the same day.
  • Solicit management assistance immediately if a problem develops in any part of the transaction.

2. Marketing

  • Written marketing plan which includes a schedule of Broker's open houses, public open houses, and special luncheons to provide maximum exposure of the property to the market place.    
  • Written comparable market analysis showing comparable properties currently on the market and recently sold.

3. Processing the Listing

  • Within 24 hours of securing the listing, complete, in detail, the full listing packet and deliver to the listing coordinator and manager for processing.
  • Coordinate Sign, Lock-box placement
  •  Submit listing to company web site
  • Place listing on personal web site including color pictures and detailed description.

4. Servicing the Listing

  • Call Sellers each week with a complete update regarding that week's showings and marketing activities.
  • Be present for brokers' opens and all caravans.
  • Call Sellers after all brokers' opens and caravans to provide feedback regarding brokers' reactions.
  • Make sure that the property is ready for showing. Always secure property completely after each showing.
  • Send "Just Listed Cards" to neighboring areas.
  • Schedule monthly appointment, either in person or by phone, to review and update the marketing plan, update comparable market data, and discuss positioning with respect to price

5. Service to Clients during the negotiation of an offer:

  • Present all offers and counteroffers as agreed.
  • Secure signatures on counteroffers in person whenever practical
  •  While an offer is being negotiated, call or email sellers at least once a day to keep them informed, even if there is no resolution of the negotiation.
  • Personally deliver all executed documents whenever possible.
  • Provide appropriate originals and/or copies of all documents for managerial review as soon as practical and in compliance with the law.
  • Assist with financing alternatives

6. Service to Clients while the property is under contract:

  • In compliance with the purchase contract, instruct the closing agent/escrow to open and draw documents. Ask closing agent to keep brokers informed directly of all transaction activity.
  • Deliver transactions documents to seller personally when practical. Review documents with clients, obtain signatures, and return escrow in person whenever practical.
  • Monitor transaction for timely completion of all contingencies including, but not limited to, deposits, inspections, and loan contingencies.
  • Contact Sellers to arrange for inspection appointments for Buyers.
  • Assist Sellers in obtaining estimates for termite and other inspection work, if necessary.
  • Monitor status of Buyer's loan and report to Seller. 
  • Monitor progress of Buyer's fire and/or flood insurance
  • Anticipate and assist in solving any special problems associated with the sale of the property.
  • Coordinate any other transactions relating to the sale of this property.
  • Coordinate closing logistics including final closing appointment and moving arrangements.
  • Monitor Buyer's deposit of funds and signing of all final documents.
